Cleaning software for Airbnb & short-lets

Know the flat is ready without driving over.

Your cleaners are spread across a city, not a corridor. BedsReady puts each one's turnovers on her own phone, closes every clean with photos, and shows you which properties are guest-ready — before the 15:00 check-in.

What it fixes

Same-day turnovers, nobody in the building.

A hotel supervisor can walk the floor. Managing short-lets you're relying on a WhatsApp message and hoping.

“Done” in WhatsApp isn't proof

A thumbs-up at 13:20 tells you nothing about the state of the bathroom. When the guest messages at 16:00 about hair in the shower, you have a photo of nothing.

Back-to-backs with no margin

Checkout at 10:00, check-in at 15:00, cleaner doing four properties across town. One overrun nobody flagged and you're refunding a night.

Owners want to see the work

The owner whose flat you manage pays a cleaning fee and takes your word for it. A photo set per turnover ends that conversation permanently.

The screens

What the cleaner sees, and what you see.

Screens from the live product. It runs about fifty short-let cleans a week across our own properties.

A cleaner's phone listing her jobs for the day in order with ready, waiting and done counts
Her properties for the day, in the order the check-ins need them — not the whole portfolio.
A job card in progress showing incoming guest details, linen counts and a running timer
The incoming booking drives the job: how many guests, how many nights, how much linen to bring. A running timer, and one tap for finished, on a break, or property in bad condition.
A stay-over job card instructing fresh bed linen on day four of the guest's stay
Mid-stay services follow your rule — fresh bed linen every third night, towels replaced only where they've been used. The cleaner is told which kind of visit this is.
A weekly report showing hours against allowance, cleaning costs and linen savings
The week in numbers: time per turnover against what you allowed, and what you didn't spend on laundry because linen wasn't changed for the sake of it. Sample property; figures are illustrative.
What you get

What's in it for a short-let operator.

A photo set per turnover

Bed, bathroom, kitchen, floor — you set the shot list. The job doesn't close until they're in, and they're timestamped against that property and that booking.

Freelance cleaners, no onboarding

A link and a 4-digit PIN. No app store, no account to create, no training session for someone who might do three cleans for you.

Linen driven by the booking

Four guests for two nights means the card says exactly what to bring, so nobody drives back for towels.

Mid-stay rules that hold

Fresh bed linen every third night, towels on request. Set it once and the cleaner is told, rather than deciding at the door.

Damage and maintenance logged where it happened

A photo of the broken blind, raised from the flat, before the next guest walks into it.

What a turnover actually costs

Minutes per property against the cleaning fee you charge. Some flats are quietly losing you money and this is how you find out which.

Already running

This isn't a mockup.

Questions

What short-let operators ask us first.

Does it sync with Airbnb or my channel manager?

Not yet, and we won't pretend otherwise. Today the day's checkouts and arrivals come in from the report you already produce. Channel and PMS connections are next, built against whatever the first operators actually use.

Can a cleaner work for several of my properties in one day?

That's the normal case. She gets her own list across whichever properties she's covering, ordered by when the next guest arrives.

What if a cleaner forgets to press start or finish?

You still get the job and the photos, you just don't get a reliable time for it. Those jobs are flagged on the weekly report and left out of the averages rather than quietly skewing them.

Can I show the photos to an owner?

Yes. That's one of the reasons they exist — a managed owner querying a cleaning fee is easier to answer with a dated photo set than with an invoice.

What does it cost?

Pricing is being set with the first operators outside our own group. Ask for early access and you'll hear a date and a price before anyone else.
