Maintenance for short-lets

The broken shower is reported before the next guest finds it.

Nobody walks a short-let between stays except the cleaner. BedsReady lets them report it from the flat, with a photo, into one queue that maintenance works through and the office can see.

One queue

Repairs and item requests, in one place.

The maintenance screen with open repairs and item requests
Open repairs with photos and who raised them: Take it on, then Fixed. Item requests go open, ordered, done.
A login for maintenance

Only what maintenance needs.

The maintenance login on a phone
Fix, Rota and Linen. Nothing else.

Fix, Rota, Linen

Maintenance staff sign in with a name and PIN and see three things: the repairs, the rota (so they know when a flat is empty) and the linen run, including dirty sets to collect.

Repairs stay attached to the property, so when the same shower door comes back for the third time, it shows up as a fact rather than a feeling.

From the flat

Reported where it was found.

A photo with every report

Taken on the cleaner's phone at the property, not described later from memory.

Damage or a repair

Each report is tagged, so you can tell guest damage from wear and tear.

Item requests

Supplies asked for from the job, marked ordered, then done.

Landlords kept in the loop

They see repairs at their own properties and whether each is in hand.

Questions

What people ask first.

Who can report a repair?

Cleaners report from the clean they are on, with a photo. The office can add one, and landlords see the ones raised at their own properties.

What does the maintenance login show?

Repairs, the rota (so they can see when a flat is empty) and the linen run, including dirty linen to collect. Nothing about money or landlords.

Does the landlord see repairs?

Yes, the ones at their own properties, with their status, so they know something is in hand without asking.
